How a Roof Insurance Claim Works in New Jersey: Step by Step

Step 1: Make the Home Safe and Prevent More Damage

If water is coming in, move belongings, catch drips and call for emergency tarping. Most policies expect you to take reasonable steps to prevent further damage, and keep receipts for any emergency work.

Step 2: Document Everything

  • Photos and video of the roof from the ground, interior stains, wet insulation and damaged belongings
  • The date and time of the storm
  • Fallen branches, shingles in the yard or dented gutters and vents

Step 3: Get a Professional Roof Inspection

Before you file, a licensed roofer can inspect the roof and tell you whether the damage is storm-related and how extensive it is. Some storm damage, such as lifted shingles or cracked seals, is hard to see from the ground. A written report with photos gives you a clear picture before you talk to the insurer.

Step 4: File the Roof Insurance Claim

Contact your insurance company or agent, give them the date of loss and a short description, and write down your claim number. Check your policy for how quickly damage must be reported, because waiting too long can cause problems.

Step 5: The Adjuster Visit

The insurance company sends an adjuster to inspect the damage. Having your roofer present helps make sure every damaged area, including flashing, vents, gutters and interior damage, is documented. Step 6: Review the Estimate and Your Coverage

Your settlement depends on your policy type:

  • Replacement Cost Value (RCV) pays to replace the roof with similar materials, often in two payments: the first before work, and the depreciation after the work is completed.
  • Actual Cash Value (ACV) pays the depreciated value of the roof, so older roofs receive less.

Step 7: Pay Your Deductible and Complete the Work
