How the Roof Replacement Cost Calculator Works

Roofers price a roof by its surface area, measured in "squares" (one square is 100 square feet of roof). The calculator estimates your roof area from the size of your home and the number of stories, then adjusts it for the pitch and the overhangs. A steeper roof has more surface and takes longer to install safely, so it costs more.

We then apply the installed price per square foot that North Jersey homeowners are paying in 2026 for each material. That price includes tearing off the old roof, disposal, underlayment, ice and water shield at the eaves and valleys, drip edge, starter strips, ridge caps, ventilation and labor. If you have two layers of old shingles, we add the extra tear-off and disposal cost.

Most complete asphalt shingle replacements on single-family homes in our area land between $9,000 and $25,000. Small ranches and Cape Cods are at the low end. Large colonials, steep Victorians and homes with many dormers are at the high end.

What a Fair Roof Quote Should Include

When you compare quotes, make sure every contractor is pricing the same roof. A cheap quote often leaves out items that show up later as "extras".

  • Full tear-off down to the wood deck (New Jersey allows a limited number of layers, and a second layer hides deck problems).
  • Deck repair price: a clear price per sheet of plywood in case rotten wood is found.
  • Ice and water shield at the eaves, valleys and around chimneys. In North Jersey winters this is what stops ice dam leaks.
  • New flashing at chimneys, walls and pipes, not just caulk over the old one.
  • Ventilation: ridge vent or other exhaust, plus intake at the soffits.
  • Manufacturer system: using matching components from one manufacturer (such as a GAF system) is what qualifies a roof for the stronger manufacturer warranties.
  • Cleanup and disposal, including magnetic sweeping for nails.
  • License number: every home improvement contractor in New Jersey must be registered with the NJ Division of Consumer Affairs. Ours is HIC #13VH13555200.

What Makes a Roof Cost More

Pitch and height

Steep and three-story roofs need extra safety equipment and more time.

Rotten decking

Years of small leaks can rot the plywood. It must be replaced before the new roof goes on.

Chimneys and skylights

Each one needs new flashing, and old skylights are often best replaced at the same time.

Access

Tight driveways, big trees and landscaping near the house slow down tear-off and cleanup.

When Insurance Pays for the Roof

If your roof was damaged by wind, hail, a fallen tree or another sudden event, your homeowners insurance may pay for the repair or even the full replacement. In that case your cost is usually your deductible, not the numbers above. Insurance does not pay for a roof that simply wore out with age.
