A steeper roof has more surface and takes longer to install safely, so it costs more.
We then apply the installed price per square foot that North Jersey homeowners are paying in 2026 for each material. That price includes tearing off the old roof, disposal, underlayment, ice and water shield at the eaves and valleys, drip edge, starter strips, ridge caps, ventilation and labor. If you have two layers of old shingles, we add the extra tear-off and disposal cost.

Most complete asphalt shingle replacements on single-family homes in our area land between $9,000 and $25,000. Small ranches and Cape Cods are at the low end. Large colonials, steep Victorians and homes with many dormers are at the high end.
When you compare quotes, make sure every contractor is pricing the same roof. A cheap quote often leaves out items that show up later as "extras".
Steep and three-story roofs need extra safety equipment and more time.
Years of small leaks can rot the plywood. It must be replaced before the new roof goes on.
