Ice Dams in New Jersey: Why They Form and How to Stop Roof Leaks

Every winter, New Jersey homeowners call roofers about the same problem: water dripping from a ceiling or running down an inside wall during a cold snap, even though it hasn’t rained. In most cases the cause is an ice dam. Here is how ice dams form, why they are so common in North Jersey, and what actually fixes them.

What Is an Ice Dam?

An ice dam is a ridge of ice that builds up along the lower edge of a roof. Heat escaping from the living space warms the roof deck and melts the snow on top. That water runs down the roof until it reaches the overhang, which sits outside the heated part of the house and stays below freezing. There it refreezes. Over several days the ice grows into a dam, and the next meltwater pools behind it.

Shingles are designed to shed water running downhill, not to hold back standing water. The pooled water works its way under the shingles and into the roof deck, insulation, ceilings and walls.

Why Ice Dams Are Common in North Jersey

  • Freeze-thaw cycles. Winters in Essex, Morris and Sussex County often swing above and below freezing within the same week, which is exactly what ice dams need.
  • Older homes. Many homes were built before modern insulation and ventilation standards, so more heat reaches the roof.
  • Complex roofs. Valleys, dormers and low-slope sections collect snow and slow drainage.
  • Clogged gutters. Leaves left from the fall give ice a place to start.

  • Thick ice along the gutters and roof edge
  • Large icicles, especially with water dripping behind them
  • Water stains on ceilings near exterior walls
  • Peeling paint or damp spots on exterior walls below the eaves
  • Frost or wet insulation in the attic

What to Do If You Have an Ice Dam Now

  1. Stay off the roof. Icy roofs and ladders cause serious injuries every winter.
  2. Protect the inside. Move valuables, put down buckets and take photos of any water damage.
  3. Remove snow from the ground if you can. A roof rake used from the ground can clear the first few feet of snow and reduce the water feeding the dam.
  4. Don’t chip or hammer the ice. That damages shingles and gutters. Professional removal uses methods that don’t harm the roof.
  5. Call a roofer to remove the dam, stop the leak and check for damage.

How to Prevent Ice Dams for Good

Removing an ice dam solves this winter’s problem. Preventing the next one means keeping the roof deck cold:

  • Air sealing: close gaps around attic hatches, recessed lights, vent pipes and chimneys where warm air leaks into the attic.
  • Insulation: bring attic insulation up to current recommended levels.
  • Ventilation: balanced soffit and ridge ventilation keeps cold air moving under the roof deck.
  • Ice and water shield: when the roof is replaced, a waterproof membrane along the eaves, valleys and around penetrations adds a second line of defense.
  • Clean gutters before winter.
