Repair or Replace Roof: How We Decide

When we inspect a roof, the decision rarely comes down to one thing. We look at these five factors together, which are the same ones the test above scores.

1. Age compared to lifespan

Architectural asphalt shingles in New Jersey usually last 20 to 30 years. Once a roof is past about 80% of its expected life, money spent on repairs buys less and less time. See how long a roof lasts in New Jersey.

2. Is the damage local or everywhere?

A few blown-off shingles, a cracked pipe boot or failed chimney flashing are local problems and are made to be repaired. Curling, cracking and granule loss across every slope mean the shingles themselves are worn out.

3. The condition of the deck

The wood deck under the shingles is the structure of your roof. Soft spots, sagging or daylight through the boards point to long-term water damage. That wood has to be replaced, which means the shingles over it come off anyway.

4. The one-third rule

When the repair or replace roof question is close, a practical rule we share with homeowners helps: if the repair costs more than about one third of a full replacement, or if more than a third of the roof is damaged, replacement is usually the smarter money.

5. Your plans for the house

If you are selling soon, a solid repair and a clean inspection report may be enough. If you are staying 10 years or more, a new roof usually costs less over time than repeated repairs. The National Roofing Contractors Association also recommends a professional inspection before you decide.

Is it worth repairing a 20-year-old roof?

Sometimes. If the damage is in one area and the rest of the shingles are still flat and holding granules, a repair can buy several years. If the shingles are curling or cracking everywhere, replacement is usually the better choice.

Can you replace just one side of the roof?

It is possible, but new shingles rarely match old, weathered ones, and the old side will need work soon anyway. We explain the pros and cons for your specific roof.

How do I know if my roof deck is damaged?

Look in the attic for dark stains, soft or delaminated plywood and daylight between boards. On the roof, sagging lines or spongy areas are warning signs. We check the deck during every inspection.
