What Homeowners Insurance Usually Covers on a Roof

So, does insurance cover my roof? In most cases it does when the damage was sudden. A standard New Jersey homeowners policy (usually an HO-3) covers sudden and accidental damage. For roofs, that normally means:

  • Wind damage: shingles blown off, lifted or creased during a storm or nor'easter.
  • Hail damage: bruised or cracked shingles and dents on metal parts.
  • Falling trees and branches.
  • Fire and lightning.
  • Interior water damage caused by one of the above.

What Insurance Usually Does Not Cover

  • Age and wear: curling shingles, granule loss and a roof at the end of its life.
  • Lack of maintenance: clogged gutters, old flashing or small leaks left for years.
  • Poor installation: that is a contractor warranty issue, not an insurance one.
  • Damage reported very late: most policies require you to report damage promptly. Waiting months makes it harder to prove the storm caused it.
Read your deductible. Many New Jersey policies have a separate wind, hail or named-storm deductible that is a percentage of your dwelling coverage (for example 1% to 5%) instead of a flat amount. Check your declarations page before you file.

How to Give Your Claim the Best Chance

  1. Photograph everything the same day: the roof from the ground, shingles in the yard, ceiling stains and the date of the storm.
  2. Prevent more damage with a tarp. Policies expect you to take reasonable steps, and emergency tarping is usually part of the claim.
  3. Get a roofer's inspection before the adjuster visits, so the damage is fully documented.
  4. Be there for the adjuster meeting, ideally with your roofer. We attend these meetings for our customers.
  5. Keep every document: the estimate, the adjuster report and each check.
